PLEASE NOTE: ALL GUESTS MUST SHOW A VALID IDENTIFICATION DOCUMENT TO BE SENT TO THE POLICE AUTHORITIES IN ORDER TO REGULARIZE THEIR STAY AND WILL NEED TO ACCEPT AND SIGN A SHORT-TERM RENTAL AGREEMENT (TOURIST USE). IT WILL ALSO BE NECESSARY TO READ AND RESPECT THE "HOUSE RULES".
PLEASE NOTE: MINORS CAN STAY IN THE APARTMENT ONLY IF ACCOMPANIED BY A PARENT OR WITH THE PRIOR AUTHORISATION OF A PARENT / GUARDIAN IF ACCOMPANIED BY AN ADULT OTHER THAN THEIR PARENTS
COMPLETE ACCOMMODATION RULES
1. GENERAL PREMISE
a) All guests (and any other visitors) must comply with all “House Rules” and any other instructions of the property manager during their stay.
b) Only the number of people for whom a reservation was made in advance can stay in the ACCOMMODATION (limited to the maximum permitted capacity of 4 people) and exclusively the guests declared and identified during check-in (or online check-in). Any unauthorized guests must provide a valid identity document and the extra costs of the overnight stay, as per the current rate, will be charged to the main guest who made the reservation. The access and presence of unauthorized persons in the accommodation entails: violation of the Public Safety Regulations; violation of art. 614 CP (violation of domicile); violation of art. 633 CP (invasion of land and buildings); violation of art. 624 CP (theft of services); crime of contractual fraud.
c) There is a video surveillance system outside the apartment for the purpose of ensuring the safety of the property and people, more specifically to protect people and property against possible aggression, theft, robbery, damage, acts of vandalism and for the purposes of controlling access by unauthorised and/or abusive guests, fire prevention and workplace safety.
d) Guests are required to notify the property manager of any arguments or complaints from neighbors as soon as possible.
2. NOISE AND NEIGHBOURHOOD
a) you must not disturb the rest of other people, especially in the afternoon (2:00 pm – 4:00 pm) and at night (10:00 pm – 8:00 am). The volume of televisions and other electronic devices must be kept low and loud noises must be avoided;
b) Guests are fully responsible for the safety and security of their children at all times, as well as for any behavior that may disturb the neighborhood.
c) Excessive noise is prohibited at any time and may result in termination of the rental agreement, eviction, or the loss of the rent paid and/or an extra cost deducted from the security deposit.
d) Guests and visitors must avoid any type of disrespectful behavior and minimize their immediate impact on the neighborhood.
3. VISITS TO THE ACCOMMODATION
a) Guests are permitted to have a maximum of 1 visitor during their stay**.
b) Guests are responsible for not exceeding the maximum number of visitors, and for ensuring that they also respect the “House Rules”.
c) Any overnight stays by visitors must be pre-approved during the booking phase and are subject to additional costs as indicated in the final price.
d) During the rental period, the GUEST / DRIVER must allow the HOST / LESSOR or a person of his trust to visit the property, for any subsequent rentals or for maintenance needs, or for any other valid reason, with prior notice and according to the agreed time.
**PLEASE NOTE: Visitors who intend to stay in the apartment after 00:00 will be considered guests of the stay (limited to the maximum number of 4 guests allowed) and will be required to show a valid identity document as well as pay the difference as an extra guest according to the rate of the current period. Otherwise they will be reported to the Police authorities and will result in the termination of the contract without any right to reimbursement.
4. CORRECT USE OF THE ACCOMMODATION
a) Parties and gatherings of any kind are NOT PERMITTED inside the ACCOMMODATION.
5. WASTE AND RECYCLING
a) Guests and their visitors will be responsible for the correct disposal of waste for recycling purposes. They must use the appropriate containers and not leave scraps or leftovers in common areas.
b) Correct waste management and recycling includes the following: Paper / Plastic / Glass / Unsorted waste
6. SAFETY PROVISIONS
a) Whenever guests leave the property, it is their responsibility to ensure that all windows and doors are closed/locked, in order to ensure the safety of the accommodation and prevent any damage caused by rainwater.
b) Guests must turn off lights, air conditioning and appliances such as televisions when they are not in use, to promote proper energy saving.
c) Guests are required to practice all useful behavior to prevent thieves from entering the accommodation. Every time they leave the apartment they are therefore required - having the responsibility in this sense - to check that doors, windows, French windows, and gates are closed and to carefully guard the keys / electronic badge.
d) Any personal effects and/or valuables of the GUEST / DRIVER and/or other persons staying in the apartment that are left inside the property are left at their own risk, as the landlords are not liable for any deterioration, loss or theft. The GUEST / DRIVER expressly exonerates the HOST / LESSOR from any liability in this regard.
e) no compensation will be due in the event that the GUEST / DRIVER and/or other persons staying at the accommodation decide to leave the ACCOMMODATION early following a theft, unless the GUEST has failed to inform the GUEST / DRIVER of the existence of an anti-theft alarm system.
7. RULES FOR SMOKERS
a) SMOKING IS PROHIBITED inside the apartment;
8. ANIMALS
a) PETS ARE NOT ALLOWED. If the GUEST fails to inform the HOST of the presence of animals, the HOST reserves the right not to deliver the keys / electronic badge of the apartment, withholding any confirmation deposit or, if the keys / electronic badge have already been delivered, reserves the right to ask the GUEST and the other guests to leave the property, without compensation and without refund of the rent and deposit, as a penalty.
9. DAMAGES AND BREAKAGES
a) All damages and breakages must be reported immediately to the ACCOMMODATION manager.
b) To avoid damage and breakages, it is forbidden to move furniture and objects from one room to another without prior permission.
c) It is forbidden to take towels / sheets away from the house (for example to use them outside).
d) It is forbidden to take away the tourist guides / books present inside the ACCOMMODATION available to guests. It is permitted to use them outside with the obligation to put them back in their place.
10. DISCLAIMER FOR IMPROPER AND/OR ILLEGAL USE OF THE WI-FI CONNECTION
a) The GUEST and the other guests undertake to make correct and lawful use of the unlimited Wi-Fi connection made available free of charge and included in the rental fee. The GUEST expressly exonerates the HOST from any civil, criminal and/or other liability relating to any improper, illicit and/or illegal use of said Wi-Fi connection, for which the GUEST is solely responsible for the period in which he/she occupies the apartment by virtue of the signed contract.
11. CHECK-OUT PROCEDURE
a) The provisions for check-out, key management / electronic badge, security, cleaning, waste, etc. are as follows: • The check-out time is strictly set at 10:00 am (unless otherwise agreed) • Agree on the check-out methods by contacting the HOST in advance

13. COMPLIANCE, ACCEPTANCE AND SIGNATURE
a) Failure to comply with any rule constitutes a violation of the Terms and Conditions of the stay as set out in the rental agreement.
b) The owner and the person in charge reserve the right to revoke the possibility of staying of guests if they do not comply with the rules of this house or cause disturbance to neighbors and other residents of the community.
c) By reading this document, guests confirm that they have read, understood and accepted the “House Rules”.
d) Translation of the “House Rules” into a foreign language. In the event that the regulation is translated into a foreign language and there are conflicts of interpretation, the original text in Italian prevails – in any case.
